Very clean and comfortable room with private bathroom. Excellent coffee maker in the room. A nice continental breakfast was provided in a bag that was left in front of my door at an agreed time in the morning, and the quantity was more than sufficient. It included a freshly baked/heated sweet pastry. The location is ideal for events at Warwick University.
Lovely guest house and great customer service. The room I stayed in was compact but had everything I needed, including a comfy bed and pillows, coffee maker, kettle, water carafe, desk, storage, plenty of plugs and a great en-suite shower. Very reasonable price and the continental breakfast delivered to my room at an agreed time in a carry out bag was huge! I will be back!
The room is very nice but it is small the TV is side onto too the bed making it difficult to watch. Access was up very steep narrow stairs and it was a struggle for me to carry anything up or down them. I would go there again but not in the upstairs rooms due to the stairs.

Our farmhouse contains 3 large, en-suite guest bedrooms, guest lounge and guest breakfast room. Our breakfasts are legendary. Locally sourced where possible, we can cater for all tastes and appetites offering a range of cereals – including home-made granola – freshly squeezed juices, homemade bread and yogurt and, of course, a Full English, with everything in between. The Farm lies just half a mile north-west of Kenilworth, Warwickshire (West Midlands). Arriving from the south, through the ancient quarter of Kenilworth, past the castle, you will turn off the main road onto Chase Lane and will immediately get a feel for our location with rolling countryside and stunning views – coming down our driveway, the farmhouse is nestled in a shallow valley with the castle beyond

A beautiful B&B with a warm welcome. Very comfortable private ensuite rooms. Delicious breakfast. Highly recommended. In the summer months there is the most amazing cake, tea and coffee from the Shepherd Hut pop up café.
An excellent B and B. Very clean, contemporary and well decorated and furnished. Tamarind made some apple cake which we had on arrival- delicious, as well as shortbread biscuits to have in our room. Breakfast was excellent with all the usual foods and homemade bread which was delicious. The house is situated in the peace of the countryside. and so convenient for seeing our son at Warwick Uni. We will use Pleasance Farm any time we revisit the area. Highly recommended.
Halfway through a walk on a hot day then arrived here. Quiet, relaxed, shady tables under the trees. Lovely homemade cakes and scones, served by the friendly family. All plates and cups fully recyclable. What’s not to like?

Wonderful host, fabulous breakfast. Rooms a good size and very clean. Great location for NEC. Driveway is 30 meters past garden centre, just before the 50 sign.

Fantastic host nothing he was very helpful and Breakfast was fantastic bed was really comfortable 100% will stay here again.
Managed to get a room, which was warm, clean and very comfortable. Owner very helpful and accommodating. Its now on my list of ‘must visit again.
